Current Portfolio
Scanlans Property Management LLP currently manages approximately 350 residential developments throughout the country. These vary from small developments containing as few as 6 apartments to large developments, some of which will when complete comprise in excess of 900 properties. We also manage a considerable portfolio of commercial, office and traditional residential properties.
Some of the residential developments we manage include a commercial element from which we recover a service charge. Many of the developments have onsite personnel including 24 hour concierge cover. We also manage residential developments which contain other facilities such as leisure centres for the use of residents.
We currently manage developments on behalf of many household name developers including Redrow Homes, Bellway Homes, Morris Homes, Lovell, David Wilson Homes, Gladedale, Taylor Wimpey, Dandara plc and Countryside Properties.
Our developer clients benefit from a range of additional services we offer from the early stages of a development such as:
- Reviewing the scheme at an early stage from a management perspective and advising upon any changes which can be made to assist the management function and/or reduce the level of service charge payable by residents.
- Providing an initial quotation for the service charge and updating this as necessary throughout the build process.
- Advising upon the most appropriate method of recharging the cost of providing services to the various units throughout the development. Developments often comprise different elements such as apartments, houses benefiting from shared courtyard areas, public open spaces, etc. Often there are two or three elements to the service charge. Some occupiers will contribute to all elements, others to just some. It is important to ensure that the method of recharging is fair and reasonable.
- We advise throughout the design and build stages on the impact of any changes proposed for the development and the impact upon service charge.
- We would review the proposed form of lease for the development to ensure that it meets the needs for the development.
- We would provide input upon various strategies for the development such as refuse strategy, window cleaning, security, etc.
- We are happy to deal with enquiries from purchasers relating to the service charge.
We would not charge a fee for the provision of these services if we were to be appointed as Managing Agents for the development.
